3D Coordination Model — Mechanical Room

The rendered model view. Every downstream document in this package is generated from this model, not drawn separately. That is the difference between a coordinated deliverable and a set of drawings that happen to sit in the same folder.

Annotated MEP Room Isometric

The room in isometric with systems called out. This is the orientation drawing — the one a foreman opens first to understand what goes where before touching a single spool sheet.

Coordination Drawings

Plan and section views showing the mechanical work coordinated against the surrounding trades and structure. Clearances, routing, and connection points are resolved here, in the model, rather than discovered in the field.

Spool Map

The index sheet. Every fabricated piece in the room is numbered and located on a single drawing, so the shop, the field, and the delivery truck are all working from the same reference. When a spool shows up on site, this is the sheet that says where it goes.

Fabrication Spool Sheets

The individual build sheets — one per spool — with dimensions, fittings, cut lengths, and joint types. These are what your fabricators actually work from. This is where a modeling error stops being a modeling error and becomes a piece of pipe that does not fit, which is why AET builds them under PE accountability and checks them against the specification rather than trusting the catalog.

Purchasing Bill of Materials (11×17)

The complete material takeoff, formatted for procurement: pipe segments with true linear footage in feet and inches, fittings itemized by type and size, and every line traceable back to the model it came from. Produced under AET’s standard operating procedure for mechanical room BOMs, so the format is consistent from job to job.

What This Package Demonstrates

  • Model-driven, not drawn twice. Every sheet and every BOM line is extracted from a single coordinated model, so the spool sheets, the spool map, and the purchase order cannot drift out of agreement with each other.
  • Fabrication-ready, not design-intent. These are shop documents. Dimensions, cut lengths, and joint types are what a fitter needs, not what a design set implies.
  • Checked against the specification. AET verifies fitting types and materials against the project specification rather than accepting whatever the fabrication catalog was configured with — a class of error that is easy to miss and expensive to find in the field.
  • PE-accountable. The work is produced and reviewed by a licensed Professional Engineer. It is not routed offshore.
  • Consistent and repeatable. The BOM and spool sheet formats are governed by AET’s internal standard operating procedures, so the second job looks like the first.
